What the six modules cover

  • Foundations of Market Value

Establishes what "value" actually means in a legal and commercial context. Covers the difference between price, cost, and market value - distinctions that matter when a valuation is challenged.

    4 hrs
  • Comparative Market Analysis in Practice

Works through real transaction data to identify comparable sales, adjust for differences, and arrive at a defensible figure. Includes spreadsheet exercises with Irish residential data.

    6 hrs
  • Income Approach and Yield Calculations

Covers capitalisation rates, net operating income, and discounted cash flow modelling for investment properties. Practical focus on commercial and mixed-use assets.

    5 hrs
  • Cost and Depreciation Methods

Examines when the cost approach applies, how to estimate replacement cost, and how depreciation - physical, functional, and external - is calculated and documented.

    4 hrs
  • Automated Valuation Models and Their Limits

Examines how AVMs work, where they produce reliable outputs, and where they fail. Gives participants a framework for reviewing or overriding model outputs with professional judgement.

    3 hrs
  • Report Writing and Professional Standards

Covers RICS Red Book requirements, liability considerations, and how to structure a valuation report that withstands scrutiny. Includes annotated examples of compliant and non-compliant reports.

    4 hrs

Programme specifics

The programme runs as a live online cohort with a defined start date and a fixed group size of 24 participants. Sessions are recorded and available for 12 months after the cohort closes, so time-zone differences across the country do not prevent full participation.

Each module ends with a graded exercise - not a multiple-choice quiz, but a short written task that mirrors actual valuation work. Feedback is returned within 5 working days.

  • Total study time 26 hours
  • Live sessions 6 × 90 min
  • Cohort size 24 participants
  • Certificate syxucei completion cert
  • Access period 12 months recording access

Who leads the programme

Two practitioners with active client work, not retired academics. Their examples come from deals that closed recently, not textbook scenarios from a decade ago.

Declan Fogarty - Senior Valuation Analyst

Declan Fogarty

Senior Valuation Analyst

Declan has spent 14 years advising lenders and developers on commercial property values across Munster and Leinster. He leads the income approach and AVM modules, drawing on cases where model outputs diverged significantly from actual sale prices.

Skill areas covered

Comparative analysis
Income and yield methods
Report writing standards
AVM interpretation
Aoife Brennan - Residential Property Specialist

Aoife Brennan

Residential Property Specialist

Aoife focuses on residential valuation in regional markets, where thin transaction volumes make comparable selection genuinely difficult. She leads the CMA and reporting modules, with particular attention to how valuers document their reasoning when evidence is limited.

Places on the next cohort

The programme has run since 2020, and cohort sizes have stayed small by design. When 24 participants work through the same case studies and receive individual feedback, the quality of discussion is noticeably different from a larger open course.

Participants come from across the country - estate agents, planning consultants, finance professionals, and people moving into property from adjacent careers. Remote access means location is not a factor.
